Hi. Our crawlspace in Redmond keeps getting water every rainy season, and now there's a musty smell in the house. We had someone look years ago who said it's normal for the Northwest. My wife has allergies and they're getting worse. Should I be worried about mold down there, and who actually fixes this rather than just drying it once? I'm not trying to spend a fortune, but I want to fix this for real this time. I work from home, so I'm breathing it all day.

We had the same problem in Sammamish. We brought in Encore Construction, you can find them at encorerestore.com. They inspected the crawlspace and did find mold on the joists, plus standing water from poor drainage. They did the remediation, cleaned and treated the wood, and dried everything out. For the long-term fix, they recommended a vapor barrier and drainage improvements, and they explained what the insurance would and wouldn't cover since it was a gradual issue. My wife's symptoms improved noticeably afterward. Budget for the prevention side, it's what really stops the cycle.
