How do cash buyers evaluate houses that need repairs in Atlanta, Georgia?

  • I have been looking into selling a property in Atlanta, Georgia, and I am hoping to learn from people who have experience selling houses directly to cash buyers. The property has some repair needs, and I am debating whether to renovate first or approach buyers who purchase homes without requiring the seller to make everything look perfect.

I recently came across We Buy Houses As Is while researching this type of sale. I would like to know how these buyers usually evaluate a property. Do they look primarily at recent comparable sales, the condition of the house, neighborhood demand, and estimated renovation expenses? I am trying to understand what information I should have ready before contacting anyone.

For someone planning to sell house as is, is it better to know the approximate market value beforehand? I would like to avoid comparing offers based only on the headline number. Are there other costs that should be considered, such as closing expenses, title work, taxes, or other deductions?

I am also curious about the agreement itself. If the buyer performs an inspection after making an offer, can the purchase price normally be changed? What happens if the buyer discovers an issue that was not obvious during the initial property visit?

Another concern is timing. One reason I am considering a cash transaction is the possibility of having more control over the closing date. Do sellers generally have an opportunity to request a specific closing timeframe, or does the buyer determine that?

For anyone who has completed a cash sale around Atlanta, what did you do to verify the buyer before signing? Did you check proof of funds, reviews, business history, or previous transactions?

I would appreciate hearing about both positive experiences and problems people encountered. What questions should a first-time seller ask before accepting an offer?
